During your tenancy, our regular inspections of the property are part of our service to you, as well as to the property owner.  We welcome and encourage you to be present at these inspections, to advise of any concerns or queries you may have.  We address your maintenance requests with haste and minimum disruption to you.

Please be sure to email your property manager any maintenance requests via your Property Tree Portal. If it is an urgent repair contact your agent direct.

We offer you convenient options for payment of rent, including direct debit and internet transfer.

Step 1 – Inspecting the property

In most cases, it is preferred you view your ideal property before submitting an application form. This ensures the property is suitable for your requirements and in a condition that you are happy with. We offer personal appointments for property viewings, together with open for inspections.

Should you be unable to view your ideal property in person, we recommend a trusted friend or relative do so on your behalf if possible. Alternatively, we can arrange for detailed images or video of the property to be emailed for your consideration.

Step 2 – The application process

To help you complete our rental application form, we have some helpful hints listed below:

We encourage you to fill in each section of the Tenancy Application Form thoroughly. If a section does not apply to you, please tell us why.

If you are supported by Austudy, Centrelink or similar, please provide a statement that confirms your income details. If your rental payments will be made by others, please attach a letter from this person to confirm this.

If you own a property and have not recently rented, please provide us with a council rate notice or a copy of the title of your home. Alternatively if you are selling or have sold your property, please provide us with the details of the selling agent.

We will contact you to confirm we have received your application and to request any further information if necessary. Provided that your nominated references can be contacted promptly, you will be advised of the landlord’s response within 48 hours of our office receiving your application.

Once your application is approved, a letter of confirmation will be provided to you by email, outlining the details of your tenancy and payments required. As an approved tenant, we offer you a scheduled time, at the property or our office to review and complete the leasing documentation.

Step 3 – Payment Upon Signing Lease

When signing the lease, you will need to pay two weeks rent in advance and an amount equal to one months rent, for bond. If the property is furnished then it could be up to 8 Weeks. This is usually done within 24 – 48 hours of your tenancy application being approved by the owner of the property. The bond is payable upon commencement of the tenancy or earlier if preferred. In accordance with legislation, the bond will be held with the Residential Tenancies Bond Authority for the duration of your tenancy period.

On the day your lease commences, we will schedule a time to meet and provide you with keys and a detailed condition report for the property.

Step 5 – Vacating procedures

Vacate notices may be accepted in the following ways.

Email: A scanned, signed copy of your notice can be emailed to your property manager or through your Property Tree portal access.

NOTE: All tenants that are on the lease must sign the vacate notice or provide their own individually signed copy

Type of Vacate notices are. All of these are also stated in your lease.

If your lease has expired you are required to provide 3 weeks notice.

If your lease has not expired and it is 2 weeks out from expiring you only need to provide 2 weeks notice. You may provide 2 weeks notice up until the last day prior to your lease expiring.

If your circumstances change and you must leave during your tenancy period (Your tenancy has not expired) and you have to move, you must provide notice that must firstly be accepted by the landlord or you are liable for rent for the whole tenancy. If accepted you must pay rent for up to six weeks and pay a break lease fee of up to 1 weeks rent + Gst and all marketing expenses and the lease preparation fee. You basically pay for all of the owners expenses until a suitable replacement tenant is found, unless you have your own suitable tenant that still needs to be approved by the landlord but less the Agents expense.

Urgent and non-urgent repairs;

All repairs must be in writing and must be submitted through the Property Tree Portal. If the repair is urgent you must either contact your property manager during business hours or contact the emergency Trades people that are listed within your lease.
