The rental income will be diligently collected and administered according to your specific instructions. You will receive funds to your nominated account as instructed by you. On the rare occasion that rental payments have not been received, you will be kept fully informed during administration of our “zero tolerance” arrears policy.

You will be advised of all issues relating to maintenance and care of your asset – we do not approve any non urgent repairs without your specific approval.  In the case of urgent repairs, we will act strictly in accordance with your written instructions and the relevant legislation if you are unavailable or out of reach.  We use trades people who are licensed, insured and competitively priced to minimize expenses and ensure quality workmanship. As part of the tenancy selection process, we will carry out a range of comprehensive checks via resources such as T-App (http://www.t-app.com.au/) to ensure excellent tenants are found every time.

We can assist with payment of other property expenses, such as council and water rates, body corporate fees, cyclical maintenance services, gardening and swimming pool maintenance expenses. These expenses can be deducted from rental funds with your approval.

Rental reviews are conducted annually or near expiry of the tenants lease, to ensure that your asset is achieving the best possible return. We consider all relevant information during this process, such as the Consumer Price Index, economic and market conditions and the quality of your existing tenant.

We conduct personal inspections of your property at all times. We do not provide keys to prospective tenants under any circumstances. Where appropriate, we will conduct ‘Open for Inspections’ to ensure all prospective tenants and marketing avenues are covered.

Our attention to detail in the preparation of all leasing documentation, such as the REINSW lease agreement and detailed condition report, is of paramount importance.  We will use digital images and/or video to document details of your property prior to the commencement of the tenancy, to ensure your asset is protected.
